Why I Stay Away From Short-Term Rentals

There are many ways to invest in real estate. Short-term rentals are not the form I choose. The local rules can change, and managing guests is a business of its own.

The rules can change under you

When I spoke about this in January 2025, I knew people with rental properties around Las Vegas whose plans were affected by local licensing. I was concerned about making an investment that depended on permission to keep operating as before. That kind of rule change is a risk I would have to understand before buying a property for short stays.

Clark County’s short-term-rental information documents the licensing framework. Rules and eligibility can change, and a county rule is not necessarily the rule inside the City of Las Vegas. Check the authority for the exact property before treating a rental projection as dependable.

What the work looks like

I would also have to handle guest complaints, damage, cleaning and the details that come with frequent turnover. There may be a premium for taking on that work. It is still work, and it is not the business I prefer to run. In how I think about managing property close to home, I explain why the work of overseeing an asset matters to me even outside short stays.

Another arrangement has different risks

A viewer asked about a lease-to-own arrangement. I thought a person working toward ownership might stay longer and take better care of a home. That could reduce some of the turnover and day-to-day management I dislike in short stays. It is a different transaction, though, not an easy substitute for a rental.

The buyer’s rights and the owner’s obligations depend on the contract and the law where the property sits. Maintenance is another concern: if necessary work is deferred and the arrangement ends, the property may come back with problems to repair. I would want to understand those terms and risks before assuming the management burden disappears.

The Consumer Financial Protection Bureau explains how a contract for deed works and the serious risks a buyer may face. A lease-to-own agreement is not automatically the same legal arrangement. The rights and duties on both sides need to be understood for the particular deal.

If you would rather own real estate without running a property at all, what to understand before owning a REIT is a place to start.
